Job Type: Full-time, 40 hours per week average

Position summary:
To oversee all aspects of Habitat for Humanity of Lenawee County's residential construction program in a way that uses staff, professional trades and volunteer site supervisors and laborers to produce quality, energy efficient homes in a standard, safe and affordable manner.
- Directly manage paid and volunteer contractors and volunteers from the public to work in construction.
- Schedule all elements of Habitat rehab construction projects as well as other community repair projects.
- Work closely with all Habitat team members as needed to rehabilitate residential properties and develop quality assurance construction methods.
All aspects of the position will emphasize a safe and positive volunteer experience while developing a local volunteer base.
Key responsibilities:
Pre-construction planning:
- Develop and execute annual construction schedule in partnership with Habitat team.
- Implement and enforce work site safety, effective construction waste management and quality, energy-efficient, green building practices for all construction projects.
- Develop a detailed construction budget and schedule for each project.
Create and submit building permits and drawings. - Help maintain and modify existing architectural drawings and plans to comply with latest building practices including advanced framing for compliance with green building program and fund sources.
- Be familiar with Habitat for Humanity International requirements regarding building standards.
- Assist in coordinating and oversee special projects such as A Brush with Kindness.
Construction staff management:
- Conduct regular construction meetings in order to communicate timely, pertinent information and coordinate training of construction staff and volunteers.
- Identify, recruit, train and support volunteer site supervisors and laborers.
- Supervise paid and volunteer construction personnel, professional trades, using regular volunteers and skilled persons to maximum benefit.
- Identify and coordinate training and development opportunities for construction staff and long-term volunteers.
- Work with staff and family support to ensure that volunteers and partner families are productively involved in the construction process. (Homes should not be built by construction staff and a select few volunteers).
- Apprise volunteer coordinator in advance of upcoming volunteer and specific skill needs.
- Attend dedications, special events and conferences as appropriate.
- Work with all involved in construction to follow and continuously improve the affiliate’s safety program.
- Help identify, engage and encourage long-term volunteers in higher leadership roles.
- Provide clear leadership emphasizing a positive volunteer experience and work-site safety to ensure understanding and full utilization of volunteers.
Construction procedure:
- Responsible for overseeing construction projects through to completion and sold to homeowner on time and within the pre-established budget.
- Utilize volunteers and in-kind materials and labor whenever possible.
- Communicate and provide regular updates regarding project status and estimated completion dates to all relevant parties including Habitat staff, the family support. partner and partner family, vendors, contractors, inspectors, etc. When appropriate, communicate with sponsors in order to further develop donor relations.
- Schedule inspections, ensuring that projects are ready and built to code.
- Develop QA methodology to ensure quality construction.
- Work with staff to quickly handle any warranty repairs.
Materials and labor procurement:
- Maintain existing and develop new working relationships with professional vendors, contractors and trades people in order to increase donated materials and services and overall awareness of Habitat’s commitment to the community.
- Develop and maintain a standard bidding process for vendors, contractors and trades people, negotiating prices and timelines for services in order to meet project schedules.
- Responsible for identifying and ordering gift-in-kind products through Habitat International in the correct quantity and having materials delivered and available on time.
- Ensure construction tools and materials are on-site and volunteer crews have identified and are prepared to complete tasks.
- Oversee materials inventory and management of construction warehouse.
- Oversee tool and equipment inventory, management and repairs.
- Coordinate delivery of construction materials to the job site at the right time.
Management of information:
- Approve construction-related invoices.
- Estimate and report value of in-kind gifts.
- Participate in staff and construction meetings, communicating project status to the entire Habitat team.
Required knowledge and skills:
- Commitment to Habitat for Humanity ideals and philosophy.
- Ability to work with people of all races, faiths and backgrounds and with sensitivity, ability to lead devotions or prayer at the job site.
- A strong background in residential home construction.
- Five years of related experience.
- College degree in related field preferred.
- Familiarity with OSHA and an absolute commitment to work site safety.
- A good working relationship with volunteers and homeowner families is essential.
- Excellent communication skills a must.
- Certified in CPR and first aid.
- Ability to work independently with minimum supervision.
- Computer literacy a must.
- Experience with energy certification programs such as Energy Star, Enterprise Green, LEED or others like these is a big plus.
Work schedule:
- The nature of working with volunteers requires flexibility and adaptability, therefore, must be available some weekdays and evenings as well as Saturdays in order to accommodate volunteer schedules.
- Use of personal vehicle is occasionally required with mileage reimbursement.
